Where to Begin?
Planning to look at homes next weekend? Where will you begin? How can you locate the perfect place without conducting an endless search? Talk to a real estate agent!
Real estate professionals have access to virtually all properties currently for sale. They can show you a wide selection of homes that suit your lifestyle and tastes. Best of all, you won’t have to spend time looking at properties which aren't right for you.
Be prepared to tell the agent which locations are most desirable to you, and the features and amenities you most prefer. When asked, share your financial position to help establish a price range and suitable financing.
Once the agent understands your objectives, the second step in the process begins. Applying the parameters you have set, the agent will conduct a search of all available properties—selecting only those that fall within your guidelines.
This step can be very time consuming—for the agent. It has been said that an agent will do two hours of research for every home you see. The time they spend searching and then eliminating unsuitable properties can save you untold days or even weeks of your valuable time.

Star Lofts Announces $16 Million
Construction Loan Closing

Thomas Fawell, a partner in the development of Star Lofts on the Bay, Miami’s ultra luxurious boutique tower of 48 loft-style residences at N.E. 25th Street and Biscayne Bay in Miami’s hot Biscayne corridor, announced the closing of a $16 million construction loan with Mellon United National Bank of Miami.
Star Lofts, which is nearing 60 percent in pre sales, anticipates a groundbreaking later this summer with construction completion expected to take 12-14 months.
Star Lofts, located directly on Biscayne Bay, offers soaring views and expansive, designer-ready loft residences. Kitchens feature Wolf and Sub-Zero appliances and European cabinetry with granite countertops. Bathrooms will be finished with European cabinetry, marble or granite vanity countertops, designer faucets and trim accessories.
Privacy and serenity are underscored with only three lofts per typical floor, priced from the mid $500,000’s to $2.3 million. The loft styles vary and include two-story Lanais with 18-foot ceilings, 2nd story Master Suites and oversized private terraces; flow-through lofts with wrap-around terraces spanning three sides of the tower; a full-floor Penthouse, and a two-story Tower Suite—all with breathtaking views. In addition, the developers are offering three studio lofts priced in the mid $200,000s.
Star Lofts’ luxurious amenities include an Asian-inspired atrium lobby, infinity-edged pool, meditation garden, yoga/chi lounge, outdoor sunrise Jacuzzi and fitness center all of which will serve to appease the senses. The building will also offer 24-hour manned security and valet service.

Radius’ Developer Gives Residents Complimentary
Art and Culture Center Memberships

Atlanta-based Lane Investment and Development Corp. and Hollywood-based FIRM Realty, the joint venture developers of Radius, a 12-story condominium project under construction adjacent to the City of Hollywood’s ArtsPark, is giving each resident a $100 Friends-level membership to the nearby Art and Culture Center of Hollywood. The Art and Culture Center of Hollywood, which will coordinate programming for the new $14.7 million, 10-acre ArtsPark, is a non-profit, multidisciplinary arts organization. The Center’s Friends-level members may participate in meet-the-artist parties and other exclusive cultural events; receive free admission to the Center’s galleries; discounts on classes and camps as well as enjoy other benefits.
Lane Investment and Development Corp. President Marc Pollack, Lane Investment and Development Corp.’s Florida Development Partner Grant Kornman, and FIRM Realty President Steve Berman presented a check for $28,500 to Joy Satterlee, the Art and Culture Center’s deputy director, on Wednesday, August 18, at Radius’ sales office. Slated to open in mid 2006 at 200 North Young Circle, Radius will feature a rooftop plaza with a swimming pool and contain 36,000 square feet of retail space.
“I believe Radius’ proximity to the ArtsPark was the driving catalyst behind all 285 units selling out in a matter of hours, so it is only appropriate that we give back to the local arts community, and the Art and Culture Center of Hollywood is a great organization dedicated to making the arts accessible to the widest possible audience,” Pollack states.
“The Art and Culture Center of Hollywood is absolutely delighted to receive this wonderful gift,” says Cynthia B. Miller, Executive Director of the Art and Culture Center of Hollywood. “These funds will go a long way toward helping the center accomplish its mission now and when the ArtsPark opens late next year.”
The new ArtsPark will feature beautiful fountains, including one that is expected to be approximately 100 feet in length and nearly 60 feet wide; beds of seasonal flowers and flowering trees; promenades; cultural facilities; and children’s play areas.
The ArtsPark’s planning and construction is being funded by a $5 million grant from Broward County, $3.5 million from the City of Hollywood, $4.4 million from the Downtown Community Redevelopment Agency (CRA), and $1.8 million in private contributions.
