Miami Riverhouse Joins
Miami Riverfront Neighborhood as Attractively Priced Condominium for Area Professionals


 
 
Unbuckle your seatbelt and get out of your car. Your days of commuting are over, thanks to Riverside Developers who are bringing affordably priced condominium living right to your doorstep, your office doorstep that is. Miami Riverhouse Condominiums is being built in historic Spring Garden, the neighborhood adjacent to the Civic Center and the hospital district. The contemporary mixed-use development puts residents within walking distance to professional offices, retail establishments and the riverfront, Miami’s new lifestyle destination.

   

The existing 1.5-acre site at 1170 NW 11th Street now houses a Travel Inn, which the developers plan to demolish this year to make way for the new 19-story tower that will encompass 199 one and two bedrooms and one-story flats. On the first and second floors will be 8,856 square feet of ground-floor retail space and 12,900 square feet of professional office space.
               
Miami Riverhouse’s strategic positioning not only affords unobstructed, panoramic views of the Miami River and the Miami city skyline, it eliminates the headache of commuting. Within a two-minute walk is the University of Miami/Jackson Memorial Medical Center, the state attorney’s office and courthouse. Just across the street is a Super Winn Dixie and State Road 836, which puts residents within minutes of I-95, the Metrorail, downtown Miami, the Orange Bowl, South Beach and the Miami International Airport. “With the creation of thousands of new jobs in the area, we will be servicing the hospital district, civic center employees and various other professionals by providing attractively priced housing in a safe community and eliminating the headache of commuting,” notes Project Co-Developer Judah Burstyn.

Most significantly, Miami Riverhouse will be just down the street from the newly revitalized riverfront and planned Riverwalk, where a cohesive live/work/play community is being formed. The riverfront is the focal point of this emerging neighborhood, giving people a reason to linger after hours. “Miami Riverhouse represents the best of every world. There are a growing number of people who want the ease of living near their jobs but don’t want the chaos of living in the hustle and bustle of downtown. Spring Garden is the ideal community because it’s got the social activity of the river, the urban convenience and the tranquility of an established, charming neighborhood,” explains Project Co-Developer Sam Burstyn.

                Residences will range from 671 to 1,050 square feet and are priced from $150,000 to the $300s. Amenities will include an impressive onsite swimming pool, Jacuzzi hot tub, tennis courts, state-of-the-art fitness and aerobic center, meditation garden and executive center, along with 24-hour security and guest valet services. Perhaps the most unique offering is the proposed dog park, which will be designed as a social venue both for man’s best friend and for the residents themselves. The dog park will feature drinking and washing stations and a running path. The retail component will consist of a coffee shop, bookstore, salon, and dry cleaners among other services available to residents. 

Riverside Developers, LLC was established in 2003 to develop Miami Riverhouse. Project Developers include Judah and Sam Burstyn, who have been real estate investors for over 30 years. Along with several other Miami Beach hotels, they have owned The Ritz-Plaza Hotel and the Crowne Plaza Hotel, previously known as the Shore Crest Hotel.  Judah has developed several hundred condominium units in Miami Beach, and the brothers presently own and manage more than 600 hotel rooms in South Florida. 
               
Coral Gables-based Behar Font & Partners is the architect. Interiors by Steven G. is the designer, and Cervera Real Estate is managing sales. The sales center will be located in a renovated 1,500 square-foot 1930s house at 1035 NW 11th Court.
